Host will provide personal 4-digit security access code to Owner for house entry keypad.

No events allowed

No pets

No smoking allowed

Minimum age limit for renters: 25

Maximum occupancy: 12

List all guest names on rental agreement, including minors.

Payment Policy

50% deposit and signed agreement due within 10 days to confirm reservation.
50% final deposit (including cleaning fee & city tax) due 45 days prior to arrival date.
Security Deposit due 7 days prior to arrival date - fully refundable based on Terms of Agreement.

Refundable Damage Deposit

Security/Damage Deposit is required. The deposit is fully refundable based on Terms of Agreement within twenty-one (21) days of Check-Out, provided the following provisions are met:
- No damage to Property or its contents, beyond normal wear and tear.
- No charges incurred due to violation of maximum 12 guest occupancy, pets, smoking, or illegal drugs.
- No excessive cleaning required. Volume of sand is minimal INSIDE the Property and all trash is placed on dumpsters on the sand or trash bins provided on City of Newport Beach trash removal day.
- Garage remote is returned and Property doors/windows are left locked.

Cancellation Policy

60 days before check-in date: 100% refund
31 days before check-in date: 50% refund
30 days before check-in date: no refund
Cancellation notice must be made in writing or email.

Notes

Security/Damage Deposit of $2,000 due seven (7) days prior to arrival date(fully refundable based on Terms of Agreement)
